 Step 1: Pet Screening Required

Before applying, complete your Pet Screening profile:

  • Required for every applicant
  • Even if you do not have a pet, you must complete a “No Pet” profile
  • We do not accept cats
  • Use the same email address as your rental application

 


 Before You Apply

  • Each adult over 18 must submit a separate application
  • Each applicant must have their own email address and phone number
  • The application fee is $50 per adult and is non-refundable
  • Applications must be complete before they are reviewed

 


Approval Is Based On

  1. Identification verification
  2. Credit history
  3. Rental history
  4. Income verification
  5. Employment verification
  6. Criminal background
  7. Pet Screening profile

 


Required Documents

  • Valid driver's license or photo ID
  • Last 2 months of pay stubs
  • Last 2 months of bank statements
  • Self-employed or 1099 applicants: last 2 years of tax returns
  • Completed Pet Screening profile

 Income Requirements

  • Minimum gross income must be at least 3x the monthly rent
  • Section 8 vouchers may be accepted
  • Applicants must meet the same rental criteria
  • A positive bank balance equal to one month of rent is preferred
  • No recurring overdraft history preferred

 Automatic Denial

  • Eviction within the last 5 years
  • Bankruptcy within the last 3 years
  • Any unpaid utilities

 


Credit & Deposit Guide

  • 640+ = 1x monthly rent deposit
  • 610–639 = 1.5x monthly rent deposit
  • 580–609 = 2x monthly rent deposit
  • 579 or lower = 2x monthly rent deposit plus additional fees

Co-signers may be accepted. Qualified co-signers must have a minimum credit score of 700.

 


Roommates

Three or more unrelated adults are considered roommates.

For 3-bedroom homes with 3 or more roommates, a 2x monthly rent deposit may be required.

 


Property Condition

  • Applicants are strongly encouraged to view the property before signing a lease
  • Properties are leased as-is unless otherwise agreed in writing
  • If any leaseholder has not seen the home in person, a Sight Unseen Addendum will be required

 


Pet Policy

  • Pet Screening is required for every applicant
  • No cats accepted
  • Pet approval is based on screening results and property-specific rules
  • One-time non-refundable pet fee: $475 per approved pet
  • Monthly pet fees may apply based on Pet Screening risk score
